Cost to open new pho restaurant concept

Hi Cuong: Thanks for this forum. It gives people like me to ask questions and gain some knowledge. So I've read your article

and am a little confused about how to estimate cost. It seems there must be a way to figure out cost before committnng a lot of money to open a pho restaurant. For me it's crazy to jump in then find out cost. Can you clarify?
